You call, text or e-mail Amy. Normally the landlord is responsible for maintenance, however if there is evidence that it was damaged by the tenant, then tenant is responsible for the repair. Small maintenance items up to $50, is tenant’s responsibility (like replace AC filters, or light bulbs etc)

Your rent is due on the first of each month.

Your gate code is on your move-in “Checklist” that you received prior of moving-in. If you can’t find it, please contact Amy.

No you cannot, unless you have written approval from Amy. Ask for the approval and you may granted.

The tenant is responsible for replacing the filters every two months. In case the AC goes out and the reason for is dirty filters, then tenant is responsible for the AC repair. It’s extremely important to replace the filters every maximum 2 months.

Forward the letter to Amy ASAP and we will advice you what to do in order to correct the violation. If the same violation is being repeated and the landlord gets fined from the association, then the tenant is responsible for this fine.
